Re: pull down ladders, how complicated is reaching the access to the attic? Because I know they sell do-it-yourself pull down ladder install kits. As long as you've got the power tools and someone to help you, you can get it done in about a day. My dad installed two of them in our house for the attic and the garage. But again, whether that will work or not depends on your setup.
